    Hi Lalvir

Did you do your keyword research before you did your PPC campaigns? It totally depends on how competitive the keywords are that you are using.

What industry is the website in?

You have to check your keyword selection, whether your ads are getting clicks or whether it's flying out the door with no leads. SEO is long term and PPC is short term. Try directories and websites local to Spain with content relevant to the property industry. Write articles, do PR and link your site address.

Go to http://www.marketleap.com/publinkpop/ to check how many backlinks you have on the site. Further check out http://www.seocompany.ca/tool/seo-tools.html - there are some cool SEO tools to get you on your way...

We have choosen good keywords such as property in spain, spanish property agents, property for sale in spain, houses for sale in spain, overseas property etc and we are getting around 80 clicks but none of them is converting to sale. most click last till home page only. There is hardly any visitor who has visited all of our website.

Getting people to respond to your web site involves more than just putting up a web site and finding the right key words.

I assume all of your traffic is coming from Overture, Google Adwords, or similar advertising. It will take awhile (a lot more than a month) to build organic traffic.

Several questions come immediately to mind: Does your web site make it easy for people to respond? Have you told your web site visitors you want them to respond? What reasons would people have for responding to your web site?

Each page needs to have a visible, clear and effective call to action. The call to action needs to make it easy for visitors to respond, and it must give them a reason to respond. What benefit are your visitors going to get as a result of their responding to your web page? Are you telling them about the benefit(s).

Another question: Is you web site offering what your visitors want? It may be offering what you think they want, but a common mistake is for us to assume potential customers all think like we do. They don't.

How well does the topic of your ads match the landing pages they go to? Whatever is mentioned in the ad should be the main topic of the landing page.

I think you may need to adjust your expectations. There will always be a percentage of visitors who get to your front page and then determine it’s not what they’re looking for, so they click away. You have to expect that. Some kid may do a search for “beaches in Spain,” and get to your site, and then click away – that’s just the nature of the web!

And 80 visitors a week is a very small number – especially since you’re dealing with a high price item like real estate.

But the good news is that at least in the United States, more people use the web to find a new home than any other media. A huge percentage of buyers do research on the web before they even approach a real estate agent. I realize that real estate sales can be very different in other countries, but I would guess that people everywhere use the web to do research before buying, so you’re doing the right thing by setting up a site!

And it sounds like you’re targeting the right keywords – I might suggest targeting specific cities, since people may search for “homes in Madrid,” etc.

labeler2003 makes some very good points! When I found a house I liked on the beach page, there was no price listed. Maybe that’s the standard in Spain? I don’t know, but I would be hesitant to contact you without knowing if a house was in my price range. At the very least I would suggest putting a link at the bottom of each details page with text that reads “Contact us about the price of this home,” or something similar. I see that you do list prices on the Resale page, but not on the Beach, Mountain of Golf pages – are they the same houses?

Then when I clicked on the Contact link at the top of page, it took me to a page to sign up for a £149.00 tour! Looking further it appears it’s an optional tour – but you might want to make that clearer, because my first impression was that I’d have to pay for the tour in order to find out the price of that beach house I liked – and that’s a huge turn-off! I realize I was wrong, but I may not be the only one to jump to that conclusion.

I think that with time you’ll be just fine. You have an attractive site and very attractive properties. When your site starts showing up in the search engines, the right people will find you – hopefully you can convert them to sales!

By the way, I’d love to know what an American Style Kitchen is? I’ve never heard that term!
