advise for anyone who is going to build a house anywhere in asia (excluding japan) don't ever get a contract price for building anything and expect it to be 'valid' or even slightly enforceable if the builder doesnt fulfull his contractual obligations. in north america we can scream "economic loss stemming from a pre-contractual fraudulent (or negligent) misrepresentation and have some recourse through civil litigation...but dont think for a second that you have any "rights" in south east asia..because you dont...you're a guest. the "contract price" can be used as a barometer for what it would cost in a perfect world but expect the bid to be low...very low...since the idea for the local contractors is to simply get on site and to then leave at some jucture before the construction is done. it's best to pay everyone by the hour and simply have someone you trust tally the hours for all the workers....day in and day out...that way people get paid for a days labour, which they deserve, and you don't have a crew leaving the site with plans to never come back... also, factor in feeding 6-10 guys twice a day for the duration since that will be local custom regardless of where you build in asia.
