I'd really appreciate it if you could check out our holiday villa site. I am particularly interested to know about the usability and also whether we have got things right from an SEO point of view as we are operating in very competive area.

First... you should use the following text in the beginning of your site (I took this from the middle of your index page)

This explains immediately what you are and is great informational text

second... your logo is not attractive... get a great looking logo for your site.
your FAQ should be on a separate page.. not the bottom of the index... visitors have to scroll to much.
I don't care much for the intro to your demo... just get right to the heart of it, withotut the flash intro... it really has nothing to do with what you are trying to accomplish

the functionality is pretty nice, the layout is not. needs more graphics. also you should set it up so that the page fills the whole screen no matter what resolutions. too much white space on the sides
