Do I need a gimmick to convert "free service" signups?

I am looking for alternative methods of getting signups. Other than SEO/SEM and Adwords/Search Marketing what exactly would you recommend to market a free real estate listing website?

I have some serious investors that want to provide me with tv commercials but I have to populate my database with listings before they are "officially interested".

I think that my website which is at EquityBeGone.com - The free real estate classifieds site. has lots of tools that other listing sites do not. Included in that is a zillow api so visitors can check comps right from the listing itself. And did I mention the FREE listings part?

Any ideas?
